The House
Perched above Kalivia and fully oriented towards the west, Villa Neridia captures some of the most beautiful sunsets on Tinos. Designed as a series of interconnected volumes wrapped around a protected courtyard, the house feels both expansive and remarkably sheltered.
Natural stone walls, warm timber ceilings, generous openings, and carefully framed views create a strong dialogue between architecture and landscape. Throughout the day, life moves effortlessly between indoor and outdoor spaces, from the shaded dining pavilion and pool terrace to the various sitting areas positioned to capture the changing light.
Accommodation is arranged between the main residence and an independent guest house, allowing families and groups to gather comfortably while preserving a sense of privacy. Every space has been thoughtfully considered, creating a house that feels sophisticated yet entirely relaxed.
What we love most about Neridia is its balance. The architecture feels contemporary without ever becoming cold, while the scale remains intimate despite its generous accommodation. Equally rare is its connection to the sea: expansive views accompany you throughout the property, while one of the island's most inviting sandy beaches lies just a short walk away.

We love Neridia for the intelligence of its design and the way it responds to both the landscape and climate of Tinos. Fully oriented towards the west, the villa enjoys extraordinary sunset views and a constant visual connection to the sea. From morning coffee on the terrace to evenings around the dining table, the water remains a quiet presence throughout the day.
As everywhere in Tinos, the summer meltemi winds are a defining feature, and on particularly breezy August days you will certainly feel them. The house has been thoughtfully designed to respond to these conditions, with sheltered outdoor areas and an elegantly crafted bamboo wind screen protecting the dining space when needed.
The swimming pool is intentionally modest in size, reflecting the property's broader philosophy of simplicity and connection to place. The sea remains the main attraction here, with a beautiful sandy beach less than seven minutes away on foot. Guests can easily alternate between beach and villa throughout the day without relying on a car, a rarity on an island where many houses are considerably more remote from the coast.
